You may be eligible for up to ₹60,00,000. The property's value sets the limit. Lenders fund only a share of it.

How this estimate works

Three limits apply, and the answer is the lowest of them. Income: We assume 50% of your take-home pay can go to EMIs, 40% if you earn under ₹25,000 a month and 60% if you earn over ₹1 lakh. We subtract your existing EMIs and work out the loan the remaining EMI can repay. Property value: lenders fund only a share of it, called loan-to-value. Up to ₹30 lakh, 90%; ₹30 lakh to ₹75 lakh, 80%; above ₹75 lakh, 75%. Age: the loan must be repaid by age 60 if you are salaried or 65 if you are self-employed, which shortens the tenure for older applicants.

An estimate is not an offer. Lenders decide using their own policy.

What can change the answer

  • Your credit score and repayment history.
  • The lender's own valuation of the property, which can be lower than the price you agreed.
  • Other loans and credit-card dues.
  • A co-applicant's income, if a lender counts it.

A smiling MultiBankers advisor holding a tablet, gesturing as if to explain

The share of the property's value that a lender will fund. The rest is your down payment. Lenders usually work from the lower of the agreement price and their own valuation.

Lenders want the loan repaid while you are earning. The older you are, the fewer years you can borrow for, so the same income supports a smaller loan.

Some lenders add a co-applicant's income, which can raise the amount. This calculator uses one income. An advisor can show you what a co-applicant would change.

No. It uses only the numbers you type, and nothing is sent to anyone until you choose to check offers.

Sometimes. Lenders weigh things this estimate cannot see, such as a strong credit score or a salary account with them. They can also offer less. The only reliable figure comes from an application.
