What is a home loan?
A home loan is a secured loan to buy, build or improve a house, with that property pledged to the lender until you repay. Because the home backs the loan, rates are among the lowest of any loan and tenures run up to 30 years.
Most home loans today have a floating rate linked to an external benchmark, usually the RBI repo rate (now 5.25%). When the repo rate moves, your EMI or tenure moves with it.

Home loan eligibility
Each lender sets its own rules. These are the usual minimums, so check them before you apply.
Salaried applicants
- Age 21 or over, with the loan repaid by 60–65
- Stable salary; lenders keep total EMIs within about half your net income
- At least 2 years of work experience, 1 year with the current employer (typical)
- Credit score of 700+; 750+ gets the best rates

What decides your home loan rate
750+credit score usually gets the lowest band
- Credit score
- The biggest factor. Most lenders price in bands, and 750+ usually gets the lowest one.
- Loan-to-value
- A bigger down payment means a smaller share of the home is borrowed, which some lenders price lower.
- Income and employer
- Salaried applicants at large employers often get a lower spread than self-employed ones.
- The property
- Homes in projects the lender has already approved are quicker to process and sometimes cheaper.
- The benchmark
- Floating rates are the repo rate plus the lender's spread. The spread is what you negotiate.
How to get a lower rate
- 1Check your credit report and clear any errors three months before you apply.
- 2Add a co-applicant with income; many lenders knock off a little for a woman co-owner.
- 3Put down more than the minimum if you can. It lowers both the rate and the EMI.
- 4Compare the spread over repo, not just the headline rate. It stays with you for 20 years.
- 5Ask your current bank to match a competing offer before you move.
How much can I borrow against my home?
Up to 75–90% of the property's value, depending on the loan size. The rest is your down payment. Move the slider to see yours.

Under the old tax regime, up to ₹1.5 lakh on principal and ₹2 lakh on interest each year for a home you live in. The new regime gives no deduction for it.

Most borrowers choose floating. It starts lower, follows the repo rate down as well as up, and has no charge for paying it off early.
